The Property Manager is responsible for the day-to-day management of a portfolio of rental properties. This includes ensuring high occupancy rates, maintaining tenant satisfaction, coordinating maintenance and repairs, and ensuring compliance with lease agreements and local regulations. The ideal candidate is a strong communicator, problem-solver, and thrives in a fast-paced, hands-on environment.
Oversee all aspects of property operations, including leasing, tenant relations, maintenance, and vendor coordination.
Ensure timely rent collection and manage delinquency follow-ups.
Coordinate property inspections, move-ins, and move-outs, ensuring proper documentation.
Manage maintenance requests, schedule repairs, and oversee contractor work.
Maintain accurate records of lease agreements, maintenance logs, and financial reports.
Respond promptly and professionally to tenant inquiries and resolve disputes or issues.
Ensure properties are compliant with local, state, and federal housing regulations.
Assist with budgeting, expense tracking, and financial reporting to ownership.
Work closely with ownership and business development to support portfolio growth.
2+ years of experience in property management or residential real estate.
Strong understanding of local landlord-tenant laws and fair housing regulations.
Excellent organizational and time management skills.
Strong interpersonal and communication skills (both verbal and written).
Proficiency with property management software (e.g., AppFolio, Buildium, TenantCloud, or similar).
Ability to handle emergencies and make sound decisions under pressure.
Valid driver’s license and reliable transportation.
Real estate license or property manager certification (preferred but not required).
